    A detailed report on the title to the property and the enquiries raised are sent to the client.

    Searches Ordered

    Conveyancing searches are important documents that can take time to process.

    Up to 2 to 3 weeks to arrive
    Mortgage Offer Received

    Lawyer receives a hard copy offer of Mortgage, which is usually 3 to 5 days after the client receives theirs. Funds are now available for the transaction to proceed. Mortgage Report sent to client.

    Between 4-6 weeks from Mortgage Approval
    Search Results Received

    Search Report sent to Client.

    2 to 3 weeks following searches
    Deposit Fund Requested

    Once all enquiries are satisfied, Mortgage offer is received and all costs are known, the deposit monies and balancing funds are requested from the client.

    Few weeks after receipt of your offer of mortgage or approximately 16-18 weeks from the start of the transaction
    Exchange of Contracts

    Once all parties are ready to proceed. A Completion date is fixed at exchange of contracts.

    Usually 16-20 weeks from initial instruction.
    Completion

    Mortgage monies received. Monies sent to the Seller’s Conveyancer. Keys released by the Estate Agent. The buyers move in.

    Usually 16 to 20 weeks following receipt of the completed Welcome Pack.
    Registration

    Property is registered in the client’s name at the Land Registry.

    Due to Land Registry backlogs the registration process can take between 6-9 months for register updates or 12 months or more for new registrations (Unregistered/New Build).
