    Conveyancer Instructed

    Welcome Pack sent to the client.

    Welcome Pack sent to the client.
    Welcome Pack Returned

    From the client within 5 working days.

    Welcome Pack checked and data input within 48 hours of receipt.
    Contracts Issued

    Sent to purchaser’s Conveyancers with your pre completed property forms.

    Within 5 working days of receipt of the Welcome Pack.
    Enquiries Raised by Purchaser’s Solicitors

    Issues raised – problems with boundaries / planning / neighbours. Enquiries can be raised any time between contracts issued and exchange of contracts.

    Enquiries dealt with and responded to usually within 5 working days.
    Exchange of Contracts

    Once all parties are ready to proceed. A completion date is fixed at exchange of contracts.

    Normally between 8-12 weeks from receipt of the Welcome Pack, times may vary especially given the time taken for the purchaser to receive their offer of mortgage.
    Completion

    Completion monies received. Mortgages are repaid. Estate Agents paid.

    Keys released by the Estate Agent, the buyers move in.

    Balancing funds are sent to the client within 48 hours of completion.

    Usually 16 to 20 weeks following receipt of the completed Welcome Pack.
